Why Is It Important to Know Your Roof’s Age?

One of the first things your roofing contractor will ask during your consultation is the roof’s age. But why is that important?

Expected Service Life

All roofs are expected to last for a certain number of years. Asphalt shingle roofs, for instance, are expected to last 20 to 30 years if properly maintained. Roofs are constantly exposed to outdoor conditions, so wear and tear is a normal expectation as they approach the end of their expected service life.

Roofers ask for the roof’s age because it helps determine the best way to address roofing problems. If a roof is several years past its expected service life, it may not be practical for a roofer to perform repairs – it would be a temporary solution at best. As a homeowner, knowing your roof’s age can help set your expectations and make informed decisions on how to best fix your roof.

How to Determine Your Roof’s Age

Many homeowners do not know how old their roof is, particularly those who are not their home’s first owner. If you’re among them, don’t worry – the following are some of the ways to find out your roof’s age.

Roofing documents: If the roof was replaced by the house’s previous owners, they may have handed over roofing documents like the roofing contract, a copy of the receipt or the building permit. If the roof came with a transferable warranty, it may have the information that you need.

Past messages: The roof’s age and condition may have been mentioned in texts and emails sent between the roofing contractor and yourself. You might also find digital versions of the aforementioned roofing documents as attachments.

The previous owners: The house’s previous owners may have the documents that you need or can at least recall when the roof was installed. They may also know the local contractor who installed the roof, who, in turn, may have records of the original roof installation.

Have your roof professionally inspected: If all else fails, have your roof inspected by a roofing professional. Roofers like us have the experience to recognize signs of roof wear accurately determine its age.
